This is a shopping centre that was built in the 1980s.

HPS took over the property management as part of a larger portfolio during 2005.

Over the years we started to notice the strength of the tenants beginning to wane. For Lease signs were starting to be a regular feature on our shopfront windows. A fire in the neighbouring Fruit Shed across the car park and strengthening competition from the trendy B-Fresh Market Café Deli and Point Cartwright Seafoods to our south, were all markers we had to make some changes.

The complex was beginning to show its age with outdated “Freddie Flinstone” styling and a tenant signage “free for all” that was out of control.

We decided the most cost effective and simple way to boost the appeal was to fit a new fascia 1200 mm deep around the edge of the shopfront awning. This would give us the opportunity to force the removal of the “dog’s breakfast” of tenants signs and provide them with a designated area on which to apply new branding under tighter control.

The Owners agreed and the plans were set in motion.

Working closely with builder and engineer, a system was developed for fitting light-weight pre-finished fascia panels whilst the centre continued to trade. Fabricated aluminium brackets were the perfect solution given the ease of working with the material and it’s corrosion resistance in this beachside location. Two men working in a small cordoned off zone could fit the brackets to line and height on the existing awning posts. At quieter times the light-weight fascia panels were simply lifted into place safely with minimal fuss.

With the centre repositioned in the market place, it didn’t take long to attract new tenants. National operators Banjo’s Bakeries were one of the first to commit. They decided the busy location was perfect for a new store. Three other food operators and a beautician have also taken up space with an overall 14% kick in the centre’s rental income.

The onsite works took just 2 weeks to complete. Total cost was a little over $30k.
