This site was originally pre-leased before construction to electrical retailer Chandlers. Through a succession of assignments Harvey Norman took over and had Joyce Mayne operating out of there for a number of years, before they relocated into their own centre on Maroochy Boulevard. The building stood vacant for a significant period until their Lease ran out.

The local Chemist Warehouse franchisee showed interest in leasing about 1000 sqm of the 3525 sqm building. A meeting with their national Lease manager and we had a deal together on a new tenancy to be created in what was the middle of the building.

Next we struck a Lease with a remedial massage training college to take the 489 sqm that had been the warehouse area. There were considerable Lessor’s Works which included reconfiguring the car park and driveway so as to shift traffic movements away from the blank concrete wall. By doing this we could extend a matching awning over the new shopfronts that were literally slotted in to the holes we cut for them. Two new roller shutter entries were also cut through from the back loading dock area and a new window set was fitted in the original warehouse roller shutter opening. Before the new openings were cut through the concrete tilt-up walls, they were first fitted with structural steel members to provide compensating support.

To look at it now you would think this was all part of the original construction as the new work matches the existing beautifully.

Inside the massage college premises we finished off the Lessor’s Works by fitting a suspended ceiling, lights, new air-conditioning, plaster-board linings to the walls and upgraded the amenities before handing over for the Lessee’s Works.

The building has been divided and upgraded electrically and has had a significant upgrade to the fire services.

The premises were delivered to the new Lessees on time.
